Window Sash Repairs

Regularly inspect the window sashes for signs of damage, mildew and mold. You can save the cost of repairs in the future by catching these issues in the early stages, before they become out of control.

The sash is the interior frame that is vertically moved upwards or downwards in windows that open. This article will teach you how to perform easy repairs to your sash.

Weather Stripping

Wooden window sashes can give an elegant appearance to your home. They are also sturdy and can last many years provided they are properly maintained. However, they can get damaged or deteriorated over time due to exposure or normal wear and tear. Sash repair experts can restore windows to their original condition and maintain their beauty much longer than replacement windows.

Weather stripping is the most important aspect to consider when you are repairing sash windows. It's on both the frame and the sash. It can cause drafts if it's worn out or loose. To fix it, begin by finding your window brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its height and width so that you can locate new weather stripping that matches.

Then, remove the sash and place it on a table so you can access all four sides. If your sash has a double-hung, you'll have to take off the weights and their accompanying ropes which should have slipped into the pocket of the jamb liner. Once you've taken the sash off and the weights, use a utility knife to cut away the weather stripping from the corners, and then take it off by hand or with a putty knife.

This will protect the putty and give your sash a new appearance.

Sash Hardware

Measure the length of sash chain/sash cord required to reach the sash slot on the bottom, and the pulley located at the top of the jamb. Cut the cord or chain and then fix it using Step 6 above. You can do this with nail, hammer or screws. However nails are less likely to cause damage.

It's best to leave the weights that came with the original counterbalance unless you have purchased a kit that will replace the counterbalance. They are not expensive and are easy to install if you purchase them at architectural salvage stores. Depending on the size of your window, one or two sash weights might be required to keep the sash in an open position.
